Buying Overseas. Bulgaria

- Bluca Properties Limited can reserve the apartment of your choice for you. At this point a non-refundable reservation deposit of between €500 to €1,000 must be paid to secure your reservation.
- The preliminary contract will then be sent to you in English.
- Bluca Properties Limited strongly recommend that you employ the services of an independent lawyer. The purchasing process in Bulgaria is a simple one however it may be fraught with legal quagmires for non-nationals who are not familiar with their system. Conducting checks on the developers and the property itself is one of the most important things that must be done. Your lawyer will do this for you. Bluca Properties can refer you to one if you wish. The lawyer can then take care of the whole purchase process for you.
- You will then sign the preliminary contract and return it to the developer.
- You will then make the first payment to the developer
- Agency commission payment, where applicable, of between 3% and 5% now falls due at the same time as you make your first payment. In addition, if you have employed a lawyer 50% of their fee becomes due also.
- You will continue to make the installment payments as required by your contract to purchase the property outright.
- At the time of completion, you must travel to Bulgaria to sign the Title Deeds in front of a Bulgarian Notary. Should you not wish to travel you may give POA to your lawyer who will complete the transaction at the notary for you. This will be at a an additional cost which the lawyer will advise you of prior to availing of this service.
- The remaining 50% of the lawyer's fee is now due.
- Pick up your keys and enjoy your new property!
Purchasing Costs:
When determining what your budget is for your purchase you should also take into consideration the following costs:
- Legal Fees: The lawyers fee is 1% of the purchase price of the property but not less than €650
- Miscellaneous Legal Costs: BULSTAT Registration number and associate administration costs approx €140. Power of Attorney and translation costs up to €45.00.
- Fees associated with setting up a company: approx €750.00. This is only required where you are buying land, i.e. if you buy a villa on a plot then you must set up a company. At present, non-nationals are not allowed to own land in Bulgaria. If you are purchasing an apartment then this is not required.
- Country Tax (Stamp Duty: This is 2% and is payable on completion of the purchase.
- Agents Fees (where applicable): These will range between 3-5%.
